Do I own my own home at Lakeside Goolwa?

Yes, unlike most retirement villages where you never own your home, at Lakeside Goolwa, you do.

How much does it cost to buy a home at Lakeside Goolwa?

Is there a Deferred Management Fee at Lakeside Goolwa?

Absolutely not. That’s one of the most exciting benefits about investing in Lakeside Goolwa - no Deferred Management Fee if you decide to sell your home. Most retirement villages have charges around 40% of the sale value of your new home when you sell. Lakeside Goolwa does not charge such fees.

What utilities costs are there?

At Lakeside Goolwa we are very aware of the rising costs of living. That’s why we have worked hard to ensure that your day-to-day home running expenses are kept to a minimum. This has been achieved by:

  • Installing solar panels on the roof of each home. This will reduce the electricity costs for each homeowner.
  • We will provide the water to all external areas for garden irrigation. This will help reduce your water usage costs.
  • Each home will have a 1,000 litre rainwater tank plumbed directly into your home to further assist the reduction of water bills.
  • Council rates and sewerage rates are paid by Lakeside Goolwa.
  • You will be responsible for paying for the water consumption within your own home.

Who owns the land where the home is situated?

In order to make Lakeside Goolwa an affordable option to all, we have separated the ownership of the land from the ownership of the home. Therefore, you own your own home and enter into an exclusive, long-term site agreement for the use of the land. This means that each homeowner at Lakeside Goolwa is able to enjoy more of the freed-up equity in their old home to make the most of their precious retirement, and get some of that long awaited travel etc.

Is Lakeside Goolwa a retirement village?

No. Our only stipulation is that all residents are over 50 years old. Lakeside Goolwa is not a retirement village because we believe that you never retire, you just change your lifestyle. Lakeside Goolwa has been designed with the young-at-heart in mind so you can enjoy the many facilities on offer.

How much is the weekly site rental?

The weekly site fee is payable fortnightly, in advance, by direct debit. It is reviewed on the 1st July each year. Depending upon your circumstances, you may be eligible for government assistance to reduce the amount of the weekly site fee.

Can my visitors use the Lakeside Goolwa facilities?

Yes. Your visitors are welcome to use all the facilities at Lakeside Goolwa when accompanied by a resident. However, the actions of any guests are the responsibility of the resident.

What rules are there at Lakeside Goolwa?

There are some common sense Lakeside Goolwa Village Policy/By-laws to ensure that Lakeside Goolwa is an enjoyable place to live for all residents. A copy of the rules is provided to you with your contracts. Alternatively we are happy to provide a copy to you upon request.

Is there a Residents Committee?

Yes - the Lakeside Goolwa Residents Committee will be an active and inclusive part of living at Lakeside Goolwa. As well as being a line of communication to Lakeside Goolwa management, the committee will be responsible for all social and community activities at Lakeside Goolwa.

Can I have visitors stay at my home?

It is your home and of course you can have visitors stay. However, visitors can only stay for a maximum of 30 consecutive days without the express permission of management.

How is my mail delivered?

Each home at Lakeside Goolwa has its own letterbox conveniently located at the end of each street. Australia Post will deliver mail directly to each mailbox, daily.

What happens to my rubbish waste?

Each home will have a waste bin and a recycling bin that are picked up by the council, weekly and monthly, respectively.

Can I bring my family pet to Lakeside Goolwa?

Yes, small family pets are allowed at the discretion of management. We understand that pets can be an integral part of a happy home, so please feel free to discuss your family pets with any of our home consultants.

Can I rent out my Lakeside Goolwa home?

No. Lakeside Goolwa has been specifically designed to create the ideal lifestyle choice for homeowners to live in and enjoy. This means that you are unable to rent out your home to other parties.

Is Lakeside Goolwa only for retired people?

No. Moving to Lakeside Goolwa does not mean that you have to stop working. However, you are not able to carry out a business from your home.

Where do we park our car?

Each home at Lakeside Goolwa has its own carport. There is abundant visitor parking around the property.

Is there any storage?

Here at Lakeside Goolwa we understand that most people will be downsizing their home to make the move to Lakeside Goolwa. Therefore we have dry boat, marina berths and caravan storage available on site. All storage will incur a weekly fee.

Are Marina berths available?

Due to our unique location, Lakeside Goolwa has its own private marina leading out to the world-renowned South Lakes with all of its waterways, including the Coorong and the River Murray. We are pleased to be able to offer residents the opportunity to secure their own marina berth. Places are limited and a weekly fee applies. 

Can I customise my home?

It is your home and you are free to make changes to the interior. However, any changes to the exterior of the house must be approved by management in advance, to ensure that the impeccably high standards at Lakeside Goolwa are maintained for all.

What can I do in my backyard?

You are free to individualise your backyard as long as it is in accordance with the Lakeside Goolwa Landscaping Guidelines. A copy of the guidelines is available from management, upon request. River water points will be provided to all gardens for irrigation to help reduce any water bills. All front gardens are maintained by Lakeside Goolwa, in conjunction with yourself if you so wish.

Can I get internet access?

Yes. Lakeside Goolwa is connected to the National Broadband Network (NBN) which provides high speed internet access. Usual charges from your service provider will apply.

Can I get Foxtel at my home?

You are welcome to get pay TV in your home. Please contact Foxtel for further information.

Do I have to pay stamp duty when I buy or sell a home at Lakeside Goolwa?

No. Stamp duty is not payable when you buy or sell a home at Lakeside Goolwa.
