Q4: Is there a Deferred Management Fee at Lakeside Goolwa?
A: Absolutely not. That’s one of the most exciting benefits about investing in Lakeside Goolwa – no Deferred Management Fee if you decide to sell your home. Most retirement villages have charges around 40% of the sale value of your new home when you sell. Lakeside Goolwa does not charge such high fees.
Q5: How long will my home take to build?
A: In general, once you have decided on one of our great designs, assuming a 100 day settlement period to finalise the sale of your current house, your brand new home should be built and ready for you to move straight into. As the developer, we will work with you and the builder on the timing of selling your current home and the building of your new ‘Lakeside’ home. If you secure an early settlement we’ll make every effort to accommodate you in one of our units while we build.
Q6: Who will build my home and what sort of quality guarantees can I count on?
A: A highly reputable, licensed master builder will construct your home from start to finish. Your quality new home will come with a three month maintenance period. For absolute peace of mind, there is also a 10-year structural warranty supplied by the builder. All homes are built to the highest standards using quality materials and finishes.
Q7: What does the home price include?
A: In a word – everything! And most of it is included in the price – all you need to do is book your removal van and move straight in! All homes include carpets, timber laminate flooring, tiled bathrooms, built-in wardrobes, kitchen appliances, National Broadband Network (NBN) connectivity (subject to national roll-out progress), 1.5kw PV Solar Power System, dishwasher and a reverse cycle air conditioner in the main living room. The price also includes your outdoor paving, carport, fencing, rainwater tank, clothesline, TV antenna and landscaping to create your perfectly finished home. And no hidden extras.
Q8: How do I buy a home at Lakeside Goolwa?
A:Buying a home at Lakeside Goolwa is a simple process. We do our upmost to ensure the transition to your new lifestyle is as seamless and as simple as possible so you can have more time to plan your new life in your brand new home.
- The first step is to choose the architecturally designed home and site that most appeals to you, with assistance from our expert sales consultants.
- Once you have confirmed that you wish to purchase a home at Lakeside Goolwa, you pay a small deposit, then continue to work with our expert home consultants in the exciting phase of finalising your new home choices.
- If you need to, this is the time to put your current home on the market and sign the purchase documents. You only start paying progress payments on the build of your new home, after settlement on your existing house.
- If you are able to secure a 100 day settlement on your existing house it will mean that when it sells, your new home at Lakeside Goolwa will be ready to move straight into. The whole process is that simple. If at any stage you are unsure of what is happening, our sales consultants are always on hand to walk you through the process.
Q9: What does the weekly site/maintenance fee cover?
A: The weekly site fee at Lakeside Goolwa covers the site that your home occupies as well as the following running costs of Lakeside Goolwa:
- Council rates and sewerage rates
- Maintenance of Lakeside Goolwa gardens and community areas
- Maintenance of your front garden
- Day-to-day costs of Lakeside Goolwa facilities including the Lakeview Function Room, indoor swimming pool, marina, boat ramp, workshop and craft room

Q10: What utilities costs are there?
A:At Lakeside Goolwa we are very aware of the rising costs of living. That’s why we have worked hard to ensure that your day-to-day home running expenses are kept to a minimum. This has been achieved by:
- Installing solar panels on the roof of each home. This will reduce the electricity costs for each homeowner by up to 50-70% and help protect you from future electricity price rises.
- We will provide the water to all external areas for garden irrigation. This will help reduce your water usage costs.
- Each home will have a 1,000 litre rainwater tank plumbed directly into your home to further assist the reduction of water bills.
- Council rates and sewerage rates are paid by Lakeside Goolwa.
- Each home owner will be responsible for their individual water usage, electricity and telephone costs. However, remember that your power bill will be reduced significantly due to your solar panels and your water usage is only for what you use inside your home.
Q11: What happens to the weekly site/maintenace in the case of a deceased estate?
A: In these unfortunate circumstances we aim to do all we can to make this as easy as possible on the family involved. At Lakeside Goolwa we do not ask for the site fees to be paid until the home is sold, rather it will accrue on a weekly basis and is taken out of the sale price with the remainder of the proceeds going to the estate.
Q12: Who owns the land where the home is situated?
A: In order to make Lakeside Goolwa an affordable option to all, we have separated the ownership of the land from the ownership of the home. Therefore, you own your own home and enter into an exclusive, long-term site agreement for the use of the land. This means that each homeowner at Lakeside Goolwa is able to enjoy more of the freed-up equity in their old home to make the most of their precious retirement, and get some of that long awaited travel etc.
Q13: Is Lakeside Goolwa a retirement village?
A: No. Our only stipulation is that all residents are over 50 years old. Lakeside Goolwa is not a retirement village because we believe that you never retire, you just change your lifestyle. Lakeside Goolwa has been designed with the young-at-heart in mind so you can enjoy the many facilities on offer.
Q14: How much are the weekly site fees?
A:The weekly site fee is payable fortnightly, in advance, by direct debit. It is reviewed on the 1st July each year. Depending upon your circumstances, you may be eligible for government assistance to reduce the amount of the weekly site fee by up to 40%.

Q16: What rules are there at Lakeside Goolwa?
A: There are some common sense Lakeside Goolwa Village Policy/By-laws to ensure that Lakeside Goolwa is an enjoyable place to live for all residents. A copy of the rules is provided to you with your contracts. Alternatively we are happy to provide a copy to you upon request.
Q17: Is there a Residents Committee?
A: Yes – the Lakeside Goolwa Residents Committee will be an active and inclusive part of living at Lakeside Goolwa. As well as being a line of communication to Lakeside Goolwa management, the committee will be responsible for all social and community activities at Lakeside Goolwa.
Q18: Can I have visitors stay at my home?
A: It is your home and of course you can have visitors stay. However, visitors can only stay for a maximum of 30 consecutive days without the express permission of management.
Q19: How is my mail delivered?
A: Each home at Lakeside Goolwa has its own letterbox conveniently located at the end of each street. Australia Post will deliver mail directly to each mailbox, daily.
Q20: What happens to my rubbish waste
A: Each home will have a waste bin and a recycling bin that are picked up by the council, weekly and monthly, respectively.
Q21: Can I bring my family pet to Lakeside Goolwa?
A: Yes, small family pets are allowed at the discretion of management. We understand that pets can be an integral part of a happy home, so please feel free to discuss your family pets with any of our home consultants.
Q22: What happens if I go on holiday?
A: Just let the friendly Lakeside managers know that you are going away and we will ensure that your mail is collected for you. All that is left for you to do is have a great time!
Q23: Can I rent out my Lakeside Goolwa home?
A: No. Lakeside Goolwa has been specifically designed to create the ideal lifestyle choice for homeowners to live in and enjoy. This means that you are unable to rent out your home to other parties.
Q24: Is Lakeside Goolwa only for retired people?
A: No. Moving to Lakeside Goolwa does not mean that you have to stop working. However, you are not able to carry out a business from your home.
Q25: Where do we park our car?
A: Each home at Lakeside Goolwa has its own carport. There is abundant visitor parking around the property.
Q26: Is there any storage?
A: Here at Lakeside Goolwa we understand that most people will be downsizing their home to make the move to Lakeside Goolwa. Therefore we have dry boat, marina berths and caravan storage available on site. All storage will incur a weekly fee.
Q27: Are Marina berths available?
A: Due to our unique location, Lakeside Goolwa has its own private marina leading out to the world-renowned South Lakes with all of its waterways, including the Coorong and the River Murray. We are pleased to be able to offer residents the opportunity to secure their own marina berth. Places are limited and a weekly fee applies.
Q28: Can I customise my home?
A: It is your home and you are free to make changes to the interior. However, any changes to the exterior of the house must be approved by management in advance, to ensure that the impeccably high standards at Lakeside Goolwa are maintained for all.
Q29: What can I do in my backyard?
A: You are free to individualise your backyard as long as it is in accordance with the Lakeside Goolwa Landscaping Guidelines. A copy of the guidelines is available from management, upon request. River water points will be provided to all gardens for irrigation to help reduce any water bills. All front gardens are maintained by Lakeside Goolwa, in conjunction with yourself if you so wish.
Q30: Can I get internet access?
A: Yes. Lakeside Goolwa will be one of the first places in Goolwa to be connected to the National Broadband Network (NBN) which will provide high speed internet access. Usual charges from your service provider will apply.
Q31: Can I get Foxtel/Austar at my home?
A: You are welcome to get pay TV in your home. Please contact Foxtel/Austar for further information.
Q32: How do I sell my home at Lakeside Goolwa?
A: You can either sell your home through Lakeside Goolwa or through a real estate agent. You must give Lakeside Goolwa 7 days’ written notice prior to putting your home on the market. The new homeowner may take over your licence agreement, or enter into a new one. The great advantage of selling your home at Lakeside Goolwa is that there are none of those huge Deferred Management Fees, saving you tens of thousands of dollars!
Q33: Am I able to get finance to buy my home at Lakeside Goolwa?
A: It is unlikely as you own the home not the land.
